A painting quote is mostly labour, and labour varies with prep, access and the local market far more than with the paint. That is why this estimator gives a range and names where it comes from, rather than a single number that pretends to know your town. The rates are fields; replace them with local quotes and the range becomes yours.

  • Survey ranges are wide because prep, access and finish quality vary more than the painting itself. Three written quotes with the same scope are worth more than any estimate.

Understanding your result

The headline is the estimated range, low to high, with the midpoint and the area in the sub-line. The three figures show the low, the high and the price per room or per square foot at the midpoint.

The breakdown shows how the estimate is built: the area (from the room count or your figure), the rate range that applies, the trim multiplier if included, the prep and region multipliers, the low and high totals, the midpoint, the per-room figure and the usual labour and materials split. The arithmetic panel multiplies it out.

The range is wide on purpose. A room is counted as 12 × 14 ft with 8 ft ceilings, one door and two windows: 366 sq ft of net wall and 168 sq ft of ceiling, the medium room of the whole-house estimator. Ceilings are priced at the wall rate, which is what most quotes do. Trim and doors add 20% to the wall figure, a typical share for baseboard, casings and a couple of doors per room. The rate ranges come from published US cost surveys for two coats with light prep; the painters’ charges guide sets them out with their sources and dates, and the quote guide explains what a quote at the low end usually leaves out.

Prep and region are multipliers on the whole figure. The prep factors (1.0, 1.2, 1.5) reflect the extra hours of the painting time calculator’s prep levels; the region factors (0.85, 1.0, 1.25) are the shape of the regional spread in the surveys. The labour share of 75 to 85% is the usual proportion in contractor estimating, and the materials share can be checked against the paint cost calculator.

The estimator does not model high ceilings, stairwells, many colours, specialty finishes, lead-safe work in pre-1978 homes (which adds containment and certified labour under the EPA’s RRP rule), or minimum charges for very small jobs, all of which push a quote above the range. It is not a quote.

A quote of $4,000 for this scope is comfortably inside the range; one of $2,000 should prompt questions about coats and prep.

An interior by area in an expensive city, heavy prep

The prep and the region together nearly double the national figure for plain walls. An exterior of 2,000 sq ft of siding priced at $2 to $3 per square foot in a rural area, for comparison, comes to $3,400 to $5,100, about $2.13 per square foot at the midpoint.

Where to find your inputs

Rooms. Count rooms of roughly 12 × 14 ft; count a large living room as two and a small bedroom as one. For an exact area, use the wall paint or square footage calculators and the interior-by-area mode.

Area. Net wall area for an interior; net siding area from the exterior house calculator for an exterior.

Prep. Walk the rooms. Nail holes and a wash is light; patches, peeling tape joints and gaps to caulk is medium; scraping, water damage and skim coating is heavy.

Region. Rural and small-town below; metro average; large coastal cities above. Replace the rates with local quotes once you have them.

Common mistakes

  • Reading the midpoint as a price. It is the middle of a wide range; quotes are the price.
  • Comparing quotes with different scopes. Coats, prep, ceilings and trim must match.
  • Forgetting the prep. It is the biggest driver after the area.
  • Quoting floor area to a painter and expecting a wall-area price. The two differ by a factor of two.
  • Taking the cheapest quote without reading it. One coat and no prep is cheap for a reason.
  • Skipping the materials check. If the quote’s materials line is far from 15–25%, something is odd.

Questions people ask

How much does it cost to have a room painted?
For a 12 × 14 room with 8 ft ceilings, about 366 sq ft of wall and 168 of ceiling, published rate ranges of $1.50 to $4 per square foot with trim adding 20% give roughly $960 to $2,560 per room at US-average prices with light prep. Three such rooms come to $2,880 to $7,690, with a midpoint near $5,290.
What do painters charge per square foot?
Published cost surveys put interior walls at about $1.50 to $4 per square foot of wall for two coats with light prep, and exterior siding at $1.50 to $4.50 per square foot. Those are the defaults here and they are editable. Quotes by floor area are higher per square foot because a room has more wall than floor.
How much of a quote is labour?
Typically 75 to 85%. Materials, meaning paint, primer and sundries, are 15 to 25% of a professional painting quote, and the estimator shows both shares at the midpoint. The paint cost calculator prices the materials on their own if you want to check.
Why does prep change the price so much?
Because prep is hours. Washing and filling nail holes is a small share of a job; patching, sanding and caulking a tired room can equal the painting time; scraping, skim coating and repairing damage can exceed it. The estimator multiplies by 1.0, 1.2 and 1.5 for the three levels.
What does region do?
Labour rates differ by a third or more across the United States. The estimator scales the range by 0.85 for rural areas and small towns, 1.0 for the average and 1.25 for large coastal cities, which is the shape of the regional differences in the published surveys rather than a precise figure for your zip code.
Is this a quote?
