Understanding your result
The headline is the quote as a price per square foot of wall or floor, and the sub-line says whether it is within, below or above the typical range for the scope you chose. The three figures show the typical low and high and the verdict.
The table shows the quote, the area, the price per square foot, the typical range for the inclusion and region, where the quote sits and by how much if outside, and the midpoint price that the range would give for your area. The notes say what usually explains a cheap or a dear quote, and the arithmetic panel shows the division and the regional scaling.
A price per square foot is a comparison tool, not a judgement on a single quote. The painter cost estimator builds the same ranges up from the rooms with prep and trim factors; the square footage calculator gives the wall area a per-wall quote needs; and the painting bid builder shows the price from the painter’s side, which is the quickest way to understand why quotes vary.
How we calculate this
The ranges are the ones on the painters’ charges guide, from published US cost surveys for two coats with light prep at average prices, rounded: by wall area, $1 to $3 for walls only, $1.50 to $4 with ceilings and $2 to $5 with trim; by floor area, $1.50 to $3.50, $2 to $5 and $2.50 to $6. The floor-area figures are higher because a room’s walls are about twice its floor. The region factors are 0.85, 1.0 and 1.25, the same shape as the painter cost estimator uses.
The verdict is a comparison with a range, and the range is wide because painting quotes are. The quote guide lists what to check line by line so two quotes can be put on the same basis before either is judged, and the break-even guide is the next question once the quote is understood.

The calculator does not model exterior quotes (the painter cost estimator has the exterior range), minimum charges on small jobs, or the premium for lead-safe practices in pre-1978 homes under the EPA’s RRP rule. The ranges are US figures; in metric mode they are converted to square metres as a shape, not a local price.
Two worked examples
A $2,400 quote for walls and ceilings
1,200 sq ft of net wall, ceilings included, US-average region.
- Price: $2,400 ÷ 1,200 = $2.00 per sq ft of wall
- Typical range: $1.50 – $4.00
- Verdict: within the range; the midpoint for this area is $3,300

A $600 quote by floor area, and a $9,000 one with trim
A $600 quote for the walls of 800 sq ft of floor: $0.75 per sq ft of floor against a typical $1.50 – $3.50, below the range by $0.75; the midpoint for that area would be $2,000. The result’s note asks about coats, prep and insurance.
A $9,000 quote for 1,200 sq ft of wall with ceilings and trim in an expensive city: $7.50 per sq ft against $2.50 – $6.25 after the 1.25 region factor, above the range by $1.25; the midpoint would be $5,250. The note asks for the prep and the paint to be itemised.
Where to find your inputs
Quote. The total before tax, for labour and materials, from the written quote.
Area and basis. Net wall area from the wall paint or square footage calculator for a per-wall comparison; the floor area of the rooms for a per-floor or per-room quote. The two bases have different ranges.
What the quote includes. Read it: walls only, with ceilings, or with trim and doors. If it is unclear, that is the first question for the painter.
Region. Rural or small town, average, or large coastal city.
Common mistakes
- Comparing a wall-area rate with a floor-area rate. They differ by a factor of two.
- Judging one quote by the range. The range is for comparing quotes with the same scope.
- Taking the cheapest quote without reading it. Cheap usually means one coat or no prep.
- Forgetting the region. A city quote is a quarter higher than a small-town one for the same room.
- Including tax in the quote figure. The ranges are before tax.
- Entering gross wall area. Doors and windows are not painted; use the net figure.
Questions people ask
- What is a normal price per square foot for interior painting?
- For two coats with light prep at US-average prices, published surveys put walls only at about $1 to $3 per square foot of wall, walls and ceilings at $1.50 to $4, and walls, ceilings and trim at $2 to $5. Per square foot of floor area the same jobs are about $1.50 to $3.50, $2 to $5 and $2.50 to $6.
- Why are floor-area prices higher than wall-area prices?
- Because a room has more wall than floor. A 12 × 14 room has 168 sq ft of floor and about 366 sq ft of net wall, so a quote expressed per square foot of floor is roughly double the same quote per square foot of wall. Always ask which area a painter's rate refers to.
- My quote is below the range. Is that good?
- Only if the scope is the same. One coat instead of two, no prep, ceilings or trim left out, cheap paint and an uninsured painter are the usual reasons a quote is cheap. Ask for the coats, the prep and the paint line in writing before accepting it.
- My quote is above the range. Is it a rip-off?
- Not necessarily. Heavy prep, high ceilings, many colours, a premium paint line, lead-safe work in an older house and a busy season all add real cost. Ask the painter to itemise the prep and the paint so the painting part can be compared with other quotes.
- How does region change the range?
- Labour rates differ by a third or more across the country. The calculator scales the published range by 0.85 for rural areas and small towns and by 1.25 for large coastal cities, which is the shape of the regional spread rather than a figure for your zip code.
- What area should I enter?
- The net wall area from the wall paint or square footage calculator if the quote is by wall, or the floor area of the rooms if the quote is by floor or by room. The calculator holds both sets of ranges.
